OUTSTANDING ADVANTAGES OF THE INDUSTRY IN BINH PHUOC

    Critical position

Binh Phuoc has the largest area among the 19 southern provinces. With a 258,939km long border with Cambodia and a location at the Indochina junction with vital traffic routes, thereby helping Binh Phuoc become a "valuable" locality in the eyes of investors. Must mention National Highway 13 connecting from the city. Ho Chi Minh via Binh Duong to Binh Phuoc, to Hoa Lu International Border Gate. Or National Highway 14 connects the Central Highlands provinces through Binh Phuoc to City. Ho Chi Minh. Route DT741 - Tan Van connects industrial parks with Thi Vai and Cai Mep seaports... In particular, from Tan Son Nhat International Airport (Ho Chi Minh City) to Binh Phuoc only takes 1 hour 30 minutes...

To create the best communication, Binh Phuoc invests in City expressway projects. Ho Chi Minh - Chon Thanh - Dak Nong; Di An - Hoa Lu railway project; Highway 14C project connecting Dak Nong with Binh Phuoc via Tay Ninh, Long An and building Ma Da bridge connecting to Long Thanh airport (Dong Nai province). These projects are parallel, connecting with route DT741, national highways 13 and 14, creating a continuous transportation network, connecting provinces and cities in the region and to the Kingdom of Cambodia.

Binh Phuoc is also continuing to implement the construction of the Dong Phu - Binh Duong route; Upgrade transportation routes connecting raw material areas with processing, consumption and between industrial zones and clusters. Along with that is a system of yards, dry ports, and overpasses at some traffic connection points. All will create great advantages for connecting with deep-water seaports, airports and trade with provinces, facilitating import and export of goods in the region and other countries in the region.

The chart summarizes the rental area, rental price, and occupancy rate of Southern Industrial Parks in Q4/2019.

    Adequate Fill Rate

As of September 2021, Binh Duong Industrial Parks have leased land with a total area of 6,826.05 hectares, with an occupancy rate of 89.85%. As for Dong Nai, it was more than 84% at the end of 2020. According to Savills' 2021 Vietnam Industrial Real Estate White Book, the average occupancy rate of industrial parks in the North and the North is about 87%, of which City. Ho Chi Minh is 100%, Dong Nai is 95%, Binh Duong alone has a negative growth of -8%, only 91%. With BR-VT, it is 65.67% of the number of industrial parks that have completed infrastructure construction (13 industrial parks).

The whole province currently has 13 existing industrial parks (Industrial Parks) with a total area of nearly 4,700 hectares, of which there are 6 100% filled industrial parks, reaching about 1,100 hectares (Nam Dong Phu Industrial Park, Chon Thanh I Industrial Park, Chon Thanh Industrial Park II, Minh Hung Industrial Park Korea, Dong Xoai Industrial Park I, Minh Hung Industrial Park III). The 7 industrial parks have an average occupancy rate of 38%, reaching about 1,368 hectares. It must be said that the space for businesses to rent land in Binh Phuoc is still very potential (about more than 2,200 hectares), which means that it will still attract many workers here.

The number of workers in 2021 in industrial parks in Binh Phuoc is about 62,691 people, corresponding to an occupancy rate of about 52.62%... when receiving enough workers to fill industrial parks, the population will increase significantly, estimated to reach about 120,000 workers. This number is approximately equal to the population of Dong Xoai City (108,595 people in 2019). Not to mention, according to the planning from now until 2025 with a vision to 2030, Binh Phuoc plans 4 more industrial parks with an area of about 10,000 hectares, nearly 40 industrial clusters of 1,600 hectares. And when the population increases, it will certainly push up land prices a lot! In the immediate future, land rental prices of industrial parks and prices of Binh Phuoc projects have skyrocketed in 2021.

Rent Rates Are Average But Rising Strongly

From Savills Vietnam's report, the average land rental price for each rental cycle in 2021 in the Southern region is 115 USD/m2, with a rental growth rate of 10.5%. Among them, the leader is TP. HCM 161 USD/m2, Long An 138 USD/m2, Binh Duong 108 USD/m2, Dong Nai 104 USD/m2. Especially in 2021, Ba Ria Vung Tau has a remarkable increase of 4.5 times the national average: up 45% to 94 USD/m2.

According to data in the fourth quarter of 2019, Binh Phuoc has an occupancy rate of about 36%, reaching about 2,000 hectares. The rental price reached 51.6 USD/m2/rental period. If according to the average rental price increase rate of 10.5%/year, the land rental price in Binh Phuoc is estimated to reach 63 USD/m2/rental period. Thus, compared to the surrounding areas, Binh Phuoc is still a low-lying area in terms of industrial land rental prices. Combined with the great potential that is coming true, it is no wonder that businesses are moving here to set up factories, causing rental prices to rise. Of course, prices are rising, and although they are increasing, they are still soft compared to prices in Dong Nai, Binh Duong, and Vung Tau, so they will definitely continue to increase sharply in the coming years.

According to JJI Vietnam, although by the third quarter of 2021, there is no general data on industrial real estate prices in Binh Phuoc, but an overview of the region can be seen. Although many manufacturing sectors and investors have not been able to carry out business expansion activities, land prices (Industrial real estate) continued to increase and reached 114 USD/m2/lease term, an increase of 0,000 USD/m2/lease term. 75% over the previous quarter and up 7.30% over the same period last year. Ready-built Factory (NXXS) rental prices were kept stable, at 4.5 USD/m2 GFA/month, a slight increase of 1.4% compared to the previous year, as a form of support for small and medium-sized enterprises during the epidemic.

Attracting Investment Capital for Good Growth

According to the Report from the Ministry of Planning & Investment Information Portal, although this year due to the impact of the COVID-19 epidemic, the investment attraction situation in the province is still very positive. Foreign direct investment from the beginning of the year to December 22, 2021, the whole province has attracted 66 FDI projects with a capital of more than 598.874 million USD, an increase of 88.57% in the number of projects and 3 times the number of projects. capital compared to the same period in 2020, reaching 149.72% of the adjusted plan for 2021. Thus, cumulatively up to now, in Binh Phuoc province, there are 379 FDI investment projects with a total registered capital of 3,702, 88 billion USD.

On the other hand, according to reports on the implementation of the socio-economic development plan of Binh Phuoc province over the years, the industrial production value of the whole province from 2018 to 2020 grew by 12.03%, 11.7%, 13.65%; In 2021, even though the Covid-19 epidemic had a heavy impact, the growth rate was still 17.8%. A very steady growth will certainly attract more and more investment and labor, making Binh Phuoc the new factory of the South, providing abundant jobs for the mechanical population moving there.
